Understanding your mortgage estimate
Your down payment reduces the amount borrowed. A standard fixed-rate mortgage payment repays principal and interest over the chosen term.
Worked example
Example: a $350,000 home with $70,000 down means a $280,000 mortgage before fees. Compare different rates and terms to understand affordability.

How mortgage payments are calculated
Monthly principal and interest use the amortization formula: P × r ÷ [1 − (1 + r)^(−n)]. P is home price minus down payment. Property tax, home insurance, HOA dues and mortgage insurance are not included.
Frequently asked questions
Is this my full monthly housing cost?
No. Budget separately for property taxes, insurance, maintenance, utilities and any association dues.
Can I use this calculator for free?
Yes. CalcTrustHub calculators are free to use and do not require an account. Results are estimates based on your inputs.
Principal and interest are not the whole housing payment
This tool estimates principal and interest only. Property tax, homeowners insurance, mortgage insurance, HOA fees and maintenance may substantially change the amount you need each month. A down payment reduces the financed principal but does not automatically remove these additional costs.
Does a bigger down payment lower the payment?
Yes, assuming the rate and term stay the same. A larger down payment reduces the principal used in the calculation.
